Orion Investment Partners and Boelens de Gruyter sell 208 residential units in Berghaus to Amvest

Orion Investment Partners and Boelens de Gruyter have sold 208 of the 288 apartments in Berghaus to Amvest. The investment manager and developer completed this transaction on behalf of one of its mandates. Berghaus is a mixed-use development in Amsterdam West, featuring residential units, offices, retail space, and an underground parking garage. Capital Value advised Orion Investment Partners in the sales process. The project was developed in collaboration with BAM Wonen, HEYLIGERS architects, and MVSA Architects.

Berghaus, a joint development by Orion Investment Partners and Boelens de Gruyter, comprises 288 apartments, approximately 21,000 m² of office space, a commercial ground floor, and an underground parking garage. Completed in March 2025, Berghaus, together with OKU House and OKU Office, also developed by Boelens de Gruyter, forms a vital part of the large-scale transformation of Amsterdam’s West Axis, where outdated offices are being redeveloped by a vibrant mixed-use urban district. Its proximity to Vondelpark, Rembrandtpark, the A10 ring road, and Lelylaan station ensures excellent connectivity and an attractive living and working environment.

The office spaces and parking garage will remain in the ownership of Orion Investment Partners. The remaining 80 apartments in Berghaus are currently being sold individually, under the supervision of Visch & van Zeggelaar Makelaars.

The seller was further advised by Houthoff (legal) and Deloitte (tax). Amvest was advised by Resi (commercial), BarentsKrans (legal), and Loyens & Loeff (tax).
